As a landlord, why should I request a Background check be completed on a potential tenant?

Although the person who is enquiring to rent your space may seem friendly and upstanding when you first speak with them, you can never be sure that they will be a good tenant. This person may have a history of unpaid debts, may be involved in criminal activity, may run a questionable business, may own five large dogs that they have not made you aware of, may be unable to hold down a job, or may be a professional scammer who knows how to use the Landlord Tenant system to their advantage.

With a reasonable fee of less than 50% of one-month's rent, obtaining a background check is a wise investment for a landlord or Property Management company.

What information may be found during a background check that may deter a landlord from renting to a potential tenant?

evidence of the potential tenant being in a financially challenging situation, therefore risking that their rent is not paid in full or may not be paid on time
evidence of the potential tenant having difficulty holding regular
employment
evidence of the potential tenant being involved in criminal activity which may pose a risk to the safety of your property
evidence of the potential tenant operating a potentially illegal business from your property

What does a Background Check of a potential tenant include?

a current Equifax Credit Report (a copy of which will be provided to your potential tenant)
additional information tool reports if applicable
a thorough Internet search
Agent K Private Investigations Inc. will contact three references provided by your potential tenant directly
you will be provided with a thorough written report and analysis, with a recommendation of whether you should or should not rent to your potential tenant

How long does it take to get back a Background Check?

This is contingent on the ability for Agent K Private Investigations Inc. to contact and receive a response from the potential tenant's references. Should all three references provided be in communication immediately upon being contacted, the turn-around time may be 24 hours. Should all three references not be obtained with a 7-day period, the client will be contacted to confirm if Agent K Private Investigations Inc. should continue pursuit or provide back the remainder of the report at that time. Note, the full fee is still required to be paid in advance regardless if provided references can be contacted.

Why is a background check provided by Agent K Private Investigations Inc. a superior product to that of other agencies?

Agent K Private Investigations Inc. strives to make the process as easy as possible for our client. We will contact your potential tenant directly to provide us with the information required to pull an Equifax credit report, and obtain their written permission to do so.

Agent K Private Investigations Inc. will also directly contact three references, provided by the potential tenant, to verify their rental history.

The only step that a landlord or Property Management company needs to do is complete the information form and pay the fee. Agent K Private Investigations Inc. will take care of the rest.
